Manhattan's HVAC & Mechanical Contractor
High-rises running water-cooled units and PTACs, and brownstones with no ductwork and nowhere obvious to put it. Manhattan mechanical work is defined as much by what the building allows as by what the equipment needs.
What We Actually See in Manhattan
High-rises: water-cooled units and PTACs
Most Manhattan apartment work falls into two categories. Buildings on a condenser water loop put an individual water-cooled unit in each apartment β so when one apartment stops cooling, the fault is usually in that unit, not the building system. The failure that matters most is a refrigerant leak into the condenser water loop itself. It affects the whole building and it is easy to miss unless someone isolates the unit and pressure tests it properly.
The other category is through-wall PTAC. These fail predictably: seized fan motors, blocked condensate, corroded coils, failed capacitors. The real question on replacement is usually whether the sleeve and wall opening are still sound enough to take a new unit.
Brownstones and townhouses
These homes were built for radiators and almost never have ductwork, with no practical path to add it. Ductless multi-zone is usually the answer. The difficult part is line set routing β through light shafts, up rear facades, inside closets β without tearing up finished interiors. In landmarked blocks, where the condenser can go is often decided before any equipment is selected.
What makes Manhattan jobs different
- Co-op and condo board approval before work can begin
- Limited or shared roof space for condensing units
- Rigging and elevator coordination on larger equipment
- Restricted work hours in occupied residential buildings
- Long refrigerant line runs affecting charge and sizing
Electrification, and the rebate money on the table
Manhattan is where the electrification shift is moving fastest, and it is where the replacement math has changed most.
New York is paying to move heating load off gas and onto electric. Heat pump installations qualify for incentives under the NYS Clean Heat program, administered through your utility β Con Edison or National Grid depending on your address. The amount depends on the equipment, the system type, and whether you're displacing fossil-fuel heat entirely or partially.
That changes the replacement conversation. If you're facing a boiler or furnace replacement, the electric option may land below the gas equivalent once incentives are applied. And on new construction in New York City, gas is no longer an option at all β Local Law 154 already applies to buildings under seven stories, with taller buildings following in 2027.
We're a participating Clean Heat contractor. When we quote a replacement we run both numbers β conventional equipment and a heat pump with incentives applied β so you can compare them rather than take a recommendation on faith. Incentive levels and eligibility rules change, so we confirm what applies to your building at the time of the quote rather than quoting from a brochure.

When is it time? βThe Bright Star Difference
- 1
Repair Over Replace β With the Math
If we can repair it safely, we will. When the numbers stop supporting the repair, we put the analysis on paper so you can check it rather than take our word for it.
- 2
Nothing Done Without Written Approval
The diagnostic charge is emailed and signed before a technician is dispatched. Findings are photographed and explained on site. Any repair requires a signed estimate first.
- 3
Sized by Load Calculation, Not Rule of Thumb
Equipment picked by square footage is equipment that short-cycles, leaves rooms humid, and fails early. We calculate the load.
- 4
The 5-Star Way β Every Visit
Booties on every job, unit wiped down before we leave, work area left clean. Your building is not a job site.
