Most AC repair calls in New York City have a specific, diagnosable cause. We find it with real instruments, explain it in plain language, and give you an honest recommendation — repair, maintain, or replace. No pressure, no guesswork.
Same-day emergency response across all five boroughs. 5-Star members get priority dispatch.
Call Now: (212) 516-9632After almost three decades of AC repairs across New York City, the same issues come up again and again. Here's what they are, what causes them, and how we fix them.
The most common emergency call we receive. If your system has been properly maintained, warm air is most likely a refrigerant issue. If it hasn't been maintained, there are several possibilities we need to rule out first.
As more New York homeowners upgrade to smart thermostats, we're seeing a real rise in calls that have nothing to do with the AC itself and everything to do with wiring, compatibility, and settings.
Poor airflow is behind a surprising number of AC complaints — from rooms that won't cool to systems that freeze up. Sometimes it's maintenance. Other times the space was changed without anyone understanding what the system was designed to handle.
Capacitors, contactors, and control boards are the most common electrical failures in AC systems. Most are repairable the same day if caught before they cause secondary damage to the compressor.
Water leaking from your AC — indoors or outdoors — always means something needs attention. In a New York apartment, a drain problem becomes a water damage problem for the unit below very quickly.
Every AC noise has a cause, and some are considerably more serious than others. A rattle is very different from a grind or a squeal. Never ignore a new noise from your system.
Every summer, the same chain of preventable events triggers the majority of our emergency calls. Here's what they are — and how our 5-Star Maintenance program stops all three.
When air filters go unchanged and evaporator coils go uncleaned, airflow is restricted to the point where the system freezes solid. The result is warm air and water damage.
"My AC is blowing warm air and there is water leaking from my ceiling"
✓ Prevented by: Filter replacement + annual coil cleaning
When the outdoor condensing unit is never cleaned, a blanket of dirt and debris builds up on the coil. The system can't reject heat — so the house stays warm no matter how hard it runs.
"The fan is spinning outside but the house is not cool"
✓ Prevented by: Annual outdoor condenser cleaning
When the heating season starts and a weakened capacitor finally fails, you get a buzz, a delay, a burning smell — or nothing at all. It always happens when you need heat most urgently.
"I smell something burning, the unit won't turn on, I have people coming to my house in an hour"
✓ Prevented by: Fall tune-up + capacitor testing
All three of these emergencies are addressed during the 5-Star Maintenance Agreement from Bright Star Service. See the 5-Star Maintenance Plan →
Rooftop units and VRF systems, too. Commercial rooftop unit maintenance, repair, and replacement for AAON, Carrier, Daikin, and all major commercial brands, plus Mitsubishi City Multi and all VRF systems: commissioning, annual maintenance, and refrigerant leak testing. We service systems with existing controls and work alongside your controls contractor.
Not all refrigerant leaks are the same, and the right response depends entirely on severity. Here's our honest approach, because the science matters more than the invoice. If your system has been maintained and is still blowing warm air, a leak is the most likely cause. The question is how big it is.
If refrigerant is dropping slowly — the system needs a small top-off every year or two — an expensive leak search may not be the economical choice. On older equipment where a full repair may not be worth the investment, a monitored annual boost is sometimes the better path.
When refrigerant drops fast — the system loses its charge within a season or less — a proper leak search is the right call. We isolate each section of the circuit, pressure test with nitrogen, find the source, repair it, and recharge correctly. Continually adding refrigerant to a large leak is expensive and environmentally irresponsible.
It isn't a credit toward the repair — it pays for the right technician with the right instruments to find the actual problem on the first visit. Quoted and emailed for your signature before anyone is dispatched.
Digital manifolds and temperature probes. Pressures, superheat, subcooling, and amperage recorded — not guessed at.
The technician shows you what they found and explains it in plain language. You see the problem, not just the invoice.
Any repair requires a signed written estimate first. No verbal approvals, no work you didn't authorize.
Sometimes the honest recommendation is something other than another repair.

If the system has been maintained, warm air is most likely a refrigerant issue. If it hasn't, the cause may be a dirty evaporator coil restricting airflow, a frozen coil, a failed compressor or capacitor, or a thermostat misconfiguration. Those have to be ruled out in order.
Usually one of two things: a frozen evaporator coil shedding ice outside the drain pan, or a condensate drain that isn't draining — a clogged line, wrong pitch, or a missing P-trap. They look identical and they're different repairs.
Our diagnostic fee is $225, quoted and emailed for your signature before a technician is dispatched. Repairs are quoted in a separate written estimate after the diagnosis, and nothing is performed without your signature.
It depends on the leak. On a slow leak losing a small amount over a year or two, a monitored annual top-off can be the more economical path on older equipment. On a significant leak, a proper search and repair is the right call — continually adding refrigerant is expensive and environmentally irresponsible.
Yes, across all five boroughs. 5-Star members receive priority dispatch when everyone calls at once on the first hot weekend of the year.
Routinely. A good share of our work is correcting installation defects — leaking line sets, drains without proper pitch, missing P-traps, safety switches never wired in. We document what we find and tell you plainly what's original and what's ours.
Every spring, before the cooling season starts. A proper tune-up includes coil cleaning, refrigerant charge verification, capacitor testing, electrical connection inspection, and a full diagnostic. Our 5-Star Membership handles this automatically so you never have to think about it.
We'll diagnose it, photograph what we find, and give you the numbers in writing before any work begins.
