The 5-Star Membership is our HVAC maintenance plan for NYC homeowners and property owners — two scheduled service visits a year for $65 a month, with written system health reports, member pricing on repairs, and priority dispatch. The best HVAC call is the one you never have to make.
After almost three decades of emergency calls across New York City, we've learned one thing — the vast majority of breakdowns were predictable. A maintenance plan stops them before they start.
Dirty filters plus dirty coils equals a frozen system and water on your ceiling. The spring visit includes coil cleaning and filter service, which stops this before it ruins your summer.
A dirty condenser coil means the fan spins and the house stays hot. Condenser cleaning is included in every visit.
Failing capacitors cause the burning smell and delayed startup on the first cold night of the year. We test them with real voltage and amperage readings during your fall visit.
A blocked or badly pitched condensate drain is one of the most common causes of water damage in NYC apartments — and one of the most preventable. Drain service is part of every visit.
Emergency calls cost significantly more than scheduled visits. Members get 10% off all repairs and go to the front of the line when something does go wrong.
Every visit ends with a written system health report — real diagnostic data, not a checkbox form. You plan ahead instead of reacting to failures.
No tiers to decode and no hidden fees. Commercial properties are quoted individually after a free evaluation.

Every visit follows the same checklist, performed by a certified technician and documented in a written report you keep.
Every component checked, every connection verified. We look for problems developing before they become emergencies.
Evaporator and condenser coils cleaned — the leading cause of efficiency loss and system freeze-up in New York City.
Pressure readings taken with calibrated digital manifolds. Any charge issue identified and documented.
Voltage and amperage checks on all major components. Failing capacitors caught before they strand you.
Condensate drain flushed and cleared, preventing the water damage that comes with a blocked drain in summer.
Real diagnostic data — pressures, temperatures, amperage — not a checkbox form. You keep a record of where your system stands.
Work that falls outside scheduled maintenance — quoted in writing before we begin.
A digital combustion report on your boiler or furnace — oxygen, carbon monoxide, stack temperature, and efficiency — plus a direct inspection of the heat exchanger. A cracked heat exchanger can put combustion gases into your building, and it is not something you find without looking.
Call for a quote →We don't add refrigerant and hope. We isolate each section of the circuit — line set, air handler, condensing unit — and pressure test each one separately with nitrogen. That identifies which component is actually leaking instead of guessing, so the repair gets made once.
Quoted after diagnosis →Drain line cleaning, repitching, and correction of improperly installed drainage. Wrong pitch, a missing P-trap, or a blocked line are among the most common causes of ceiling water damage in NYC buildings.
Quoted after inspection →A 24-volt system that monitors your condensate line continuously with a 24/7 float switch, preventing the shutdowns and overflow that come with a blocked drain. It also eliminates the bacterial odors that build up in standing condensate, and the treatment is non-corrosive — unlike tablets that eat through pans and fittings.
Call for a quote →Compressors and control boards are the most expensive components in your system and the most vulnerable to a power surge. A dedicated surge protector at the equipment costs a fraction of a single board replacement.
Call for a quote →Building stock differs enormously across New York City, and so does what a service visit needs to cover.

Two full service visits a year — spring for cooling, fall for heating. Each visit includes a complete system inspection, coil cleaning, electrical testing, refrigerant pressure check, drain line service, and a written health report you keep. Members also get 10% off any repairs and priority dispatch.
Your membership runs for twelve months from your first completed service visit. After that it's month to month and you can cancel anytime. We ask for the first year because the value is in the two visits — spring and fall — and a plan cancelled after one visit means we've done half the work for a fraction of the cost. If you cancel inside the first year, the remaining months are charged in one payment.
A credit or debit card is kept on file with our payment processor and charged $65 automatically each month, plus any add-ons. If a card declines you have fifteen days to update it. We never hold your card details ourselves.
Yes. Boiler service is an additional $15 per month and hot water heater service is an additional $5 per month. Both are folded into your scheduled visits and ride the term already running on your membership — adding one doesn't restart your year.
Yes. The plan transfers to the new owner for the remainder of its term at no additional cost, and the maintenance history and system health reports we provide are useful documentation in a real estate transaction.
After a free on-site evaluation. Building size, equipment count, and how often you need us vary far too much for a standard price, so we look at the building first and quote what it actually needs.
