Common Boiler Problems

Why NYC Boilers Fail, and How We Fix Them

These are the calls we see every heating season.

  • LockoutsThe boiler shuts itself down as a safety measure: a dirty flame sensor, low water, ignition failure or a gas valve problem. We find the cause instead of just resetting it.
  • Ignition failureThe burner won't light, or lights and shuts off after a few seconds. Often a dirty sensor or failed igniter, and usually preventable with yearly service.
  • Pressure droppingOn hot-water systems: a leak, a failing relief valve or an expansion tank problem.
  • Banging pipesWater hammer in steam systems. What boiler noises mean →
  • Cold radiators, uneven heatFailed air vents or steam traps, unbalanced risers, or air trapped in a hot-water system.
  • Skipped maintenanceThe most common root cause of all. A boiler that's never serviced tends to fail on the coldest night of the year.

Building Owners & Managers

Apartment Buildings and Co-ops

In a building with one boiler, uneven heat between apartments and banging pipes are usually distribution problems: failed steam traps, poor venting or unbalanced risers. Replacing the boiler won't fix them. Fixing the distribution will, and it usually costs far less.

NYC heat season runs October 1 to May 31: at least 68°F indoors from 6am to 10pm when it's below 55°F outside, and at least 62°F overnight. When a building boiler goes down, call us first. We work with supers and managing agents, and provide a certificate of insurance (COI) on request.

Common Questions

NYC Boiler FAQ

Why does my boiler keep locking out?

A lockout is a safety response: the boiler detected a problem and shut itself down. Common causes are a dirty flame sensor, low water, ignition failure or a faulty gas valve. Pressing reset over and over doesn't fix the cause. We find it so the problem doesn't come back.

What is combustion analysis?

A test with a digital analyzer that measures how well your boiler burns fuel and checks for dangerous conditions like high carbon monoxide. We include it in our annual tune-up.

Do you service steam and hot-water boilers?

Yes: one-pipe and two-pipe steam, hot-water systems with radiators or baseboard, and radiant heat. We service most residential and commercial boiler brands.

What is a condensate neutralizer, and does mine need service?

High-efficiency (condensing) boilers produce acidic water. A neutralizer treats it before it goes down the drain. The neutralizing media wears out and should be checked during yearly service and replaced when it's used up. A clogged neutralizer can back up and shut the boiler down.

Should I repair or replace my boiler?

Repair first, whenever it makes sense. If the boiler is old, keeps failing, or a repair would cost a large share of a new one, replacement may be the better choice. We'll put the numbers in writing so you can decide, including a heat pump option with Con Edison rebates if it fits your building.

How often should a boiler be serviced?

Once a year, ideally before the heating season. Our 5-Star Membership includes two tune-ups a year, priority dispatch and 10% off repairs.
